When the Yamuna Expressway Industrial Development Authority (YEIDA) launched its first residential schemes over 16 years ago, optimism ran high. Buyers envisioned modern, self-sufficient townships along the Yamuna Expressway, close to the upcoming Jewar International Airport. However, reality paints a starkly different picture today — the much-anticipated residential sectors in YEIDA’s fold still stand eerily empty, with only a handful of homes built amid long stretches of undeveloped plots.
According to recent reports, the YEIDA sectors near the airport, primarily Sector 18 and Sector 20, have turned into ghost towns. Though the Noida International Airport is expected to transform the region into a booming real estate hub, the absence of basic infrastructure and residential activity has delayed that transformation significantly.
Sixteen Years Later — YEIDA’s Early Dreams Still Deserted
YEIDA launched its early housing schemes in 2009, allotting thousands of residential plots ranging from 60 sq. m to 4,000 sq. m to individuals and investors. However, despite more than 16,000 plot allotments, less than 10% have seen any construction activity. Most plots remain vacant or fenced off, with minimal signs of habitation.
Officials highlight that poor infrastructure, lack of water and sewage systems, and connectivity issues have deterred buyers from starting construction, even after full possession. The upcoming airport has brought renewed hope, but the contrast between the development promises and ground reality remains glaring.
Thousands of Plots, Few Homes
Even as the Jewar Airport nears completion, most of YEIDA’s plotted sectors remain cut off from essential facilities like internal roads, power connections, and public transportation. Sectors 17A, 18, 20, 22D, and 22E have minimal habitation, making these areas look more like isolated patches of land than planned urban hubs.
Local residents and allottees have voiced concerns that the YEIDA Authority has failed to deliver promised amenities despite collecting charges years ago. The disconnect between the airport-led hype and ground infrastructure is one of the primary reasons these “planned cities” are yet to turn into livable communities.
Connectivity and Infrastructure Lag
The launch of the Noida International Airport at Jewar is expected to be a game-changer. Authorities believe the region’s real estate demand will witness exponential growth once the airport becomes operational, driving demand for residential, commercial, and industrial projects around the expressway.
Property analysts also predict that YEIDA sectors will see renewed investment interest, especially from end-users and developers looking to capitalize on the proximity to the airport and the Yamuna Expressway. However, until the Authority accelerates infrastructure delivery, these “ghost towns” will continue to highlight the pitfalls of delayed development in ambitious urban corridors.

For potential investors and buyers, the current state of YEIDA’s residential schemes serves as both a caution and an opportunity. While property prices remain comparatively affordable compared to Noida, Greater Noida, and Gurugram, the area’s livability index is still low due to the missing civic framework.
However, as the airport operations commence and infrastructure catch-up begins, these dormant plots may transform into some of NCR’s most valuable land assets. Early buyers who hold patience might eventually benefit from long-term appreciation once the Jewar Aerotropolis ecosystem becomes fully functional.
