In another major controversy hitting Noida’s real estate market, homebuyers in Sector-90’s Alpha Thumb Project have accused the builder of constructing three additional floors beyond the sanctioned plan.
As per reports, the Noida Authority had originally approved 23 floors, later modified to 26 floors after revision. However, the project has now risen to 29 floors, igniting outrage among allottees who claim they were misled during booking and possession.
Noida Builder Accused of Building Beyond Approved Limit
Buyers allege that they were promised specific ground and upper-ground floor units, but are now being handed over flats on completely different levels, including floors that were never part of the approved plan.
They also accuse the builder of:
Granting possession without stamp duty or registration.
Changing unit locations and floor numbers arbitrarily.
Violating the approved layout plan shared at the time of booking.
Disgruntled homebuyers have filed complaints, and an FIR has been registered at Sector-142 police station under allegations of fraud and violation of approved construction norms.
What Buyers Are Claiming
The builder, however, has claimed that all modified plans were duly submitted and approved by the authorities. They assert that the construction followed revised building permits and that occupancy and completion certificates (OC/CC) were issued accordingly.
Despite this, buyers insist the approvals only extend to 26 floors, not the 29 currently standing. The Noida Authority has reportedly issued notices seeking verification of maps, permits, and approvals, suggesting a possible probe into the matter.
